Houston will experience an 8% home price appreciation over a 2-year period which began in the Third Quarter of 2008 and is projected through the Third Quarter of 2010, according to Global Economics Paper No. 177, published by Goldman Sachs about Home Prices and Credit Losses: Projections and Policy Options.
The study released on January 13, 2009, analyzed 20 Metropolitian Statistical Areas. Of the 20 Metropolitian Statistical Areas (MSA), only 3 cities were predicted to show positive appreciation in the next two years - Houston showed the highest home price appreciation at 8%, Dallas, the second highest at 7% and Denver at 3%. All other cities were projected to have double digit declines in the next two years, except Minneapolis (-7%), Seattle (-8%) and Atlanta (-9%). Over the last year and continuing into 2009, Houston has been citied in multiple publications as being one of the best performing in residential real estate.
While projections can change based on a multitude of events, Houston has the most positive outlook for residential real estate of any city in the nation. It has sustained positive press in national news through the mortgage debacle, the credit crunch, the Wall Street meltdown and a devastating hurricane. That's good news for investors, buyers and sellers of Houston residential real estate.
